The Fine Print is an upcoming American psychological thriller film directed by Ari Aster and written by Aster, Jordan Peele, and Anna Rose Holmer. It stars Daniel Kaluuya, Teyonah Parris, Jesse Plemons, LaKeith Stanfield, and Riley Keough. Originally developed and directed by Peele, the project underwent a major creative overhaul in late 2025 following internal studio disputes and post-production delays. The film is produced by Monkeypaw Productions in collaboration with Nightshade Studios, a newly formed boutique label focused on elevated genre films. It is scheduled to be released theatrically by Universal Pictures on October 8, 2027.

Development on the film began in early 2024 under the working title Clause 9. Principal photography took place from December 2024 to March 2025 in Toronto and New York City, with Hoyte van Hoytema serving as cinematographer and Michael Abels composing the score. Initially envisioned as a Kafkaesque legal horror by Peele, the project stalled in post-production after early screenings produced mixed feedback. In November 2025, Universal Pictures confirmed that Peele had been removed from the project and replaced by Aster, who was brought in to reconceptualize key scenes and supervise extensive reshoots in early 2026.

Holmer was added as a co-writer during the rewrite phase, assisting in restructuring the narrative into a more surreal psychological descent. The film’s production budget was increased to $68 million to accommodate the new vision, additional filming, and expanded marketing rollout. While Monkeypaw remains credited for initial development, Nightshade Studios now leads the project’s creative oversight.

Premise

When a brilliant contract analyst is recruited by a powerful tech conglomerate to review the fine print of their global expansion deals, he discovers disturbing legal clauses that imply something far more dangerous than standard corporate malpractice. As he attempts to expose the truth, he's drawn into a spiraling maze of hallucinations, hidden agendas, and psychological warfare.

Production

Development

Universal Pictures announced the film in June 2024 as the next entry in Jordan Peele’s deal with the studio. Described at the time as a “legal horror thriller,” the original concept centered around weaponized contracts, surveillance, and psychological deterioration. Peele served as both writer and director during early development, with the working title Clause 9 later changed to The Fine Print in September 2024.

By late 2025, post-production complications and inconsistent test screening responses led to escalating tensions between Peele and Universal executives. Reports surfaced of narrative incoherence and pacing concerns. On December 12, 2025, Universal announced that Peele had officially been removed as director and replaced by Ari Aster, known for Hereditary and Beau Is Afraid. Peele remains credited as an original writer and executive producer.

Nightshade Studios, a new production company formed in 2025 by indie producer Marcel Tran, was brought in to oversee the restructured development. Aster collaborated with co-writer Anna Rose Holmer to revise the film’s structure, remove redundant subplots, and inject a more abstract horror tone. Several scenes were reimagined or scrapped entirely, including a full sequence originally set in a courtroom tribunal now replaced by an extended dream sequence involving algorithmic sentencing.

Filming

The original shoot took place from December 4, 2024, through March 2, 2025, under the codename "Project Concord," with locations in Toronto and New York City. After Aster's takeover, a six-week reshoot block began in February 2026, focusing on restructured character arcs and additional psychological horror setpieces.

While Hoyte van Hoytema remained director of photography throughout, the visual tone was reworked to match Aster’s preferences for static composition and symmetrical design. More practical effects were introduced, and artificial lighting was minimized in favor of natural contrast.

Post-production

Editor Jennifer Lame remained on board to supervise the merging of new and old footage. Aster’s revised cut leaned heavily into non-linear storytelling, drawing from films like Synecdoche, New York and Annihilation. Michael Abels reworked portions of the original score, incorporating more dissonance, atonal textures, and experimental layering.

Test screenings resumed in late 2026 and received markedly stronger feedback, with viewers praising the film’s surreal tension and thematic ambiguity. The final cut was locked in January 2027, with a confirmed runtime of 129 minutes.

Marketing

The Fine Print originally launched a viral marketing campaign in early 2025 under Jordan Peele’s direction. The campaign involved a fictional corporate entity called Virecon Technologies and included a complex alternate reality game (ARG) with fake websites, QR-code poster drops, and puzzle-based email systems. However, much of this rollout was paused after Peele’s departure.

A rebooted marketing strategy is planned to relaunch in July 2027, closer to release. Universal confirmed that elements of the original ARG will be integrated into a new digital experience called “The Compliance Archive,” blending interactive fiction, psychological tests, and in-character transmissions. A full trailer showcasing Aster’s revised version is scheduled to debut during San Diego Comic-Con 2027.

Release

The Fine Print is scheduled to be released theatrically in the United States on October 8, 2027, by Universal Pictures. Festival premieres are planned ahead of the wide release, with Venice and TIFF being considered.
